Can you hold a place before I apply?
We do not hold properties. Once someone applies, gets approved, and signs a lease, the property is considered leased. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
No, there's no requirement to provide first and last month's rent upfront except in some situations. If you're moving in on or before the 15th of the month, we'll collect a prorated amount for that month along with any applicable security deposits, including pet deposits (if applicable). For moves occurring after the 15th, we'll collect the prorated amount for that month as well as the following month's rent, along with any other required deposits. -
How old do you have to be to apply?
To apply, applicants must be at least 18 years of age. -
Is the deposit refundable?
Security deposits are refundable pending an assessment of the property's condition upon move-out. -
Who needs a cosigner?
Applicants who do not meet income, employment history, credit score or rental reference requirements may choose to enlist a qualified guarantor/cosigner to meet the qualifications. -
You have a property I want to rent. How do I apply?
Prospective tenants can submit applications for any of our available units directly through our website. All individuals aged 18 and above who will be residing in the unit must complete an application. -
How do I pay rent?
Tenants will have access to our online portal, enabling them to view their rent details and make payments conveniently online. Alternatively, they can mail in a check, ensuring it reaches us before the due date. -
I want to get a pet. What should I do?
First, tenants must confirm that your current residence allows pets. Tenants should contact us to verify if the breed is permitted within the community and complies with insurance policies. Once confirmed, we will add the pet to the lease and collect any required pet deposits. -
I want to move out, but my roommate wants to stay. What should I do?
You and your roommate should contact us promptly. We will need to assess whether your roommate would qualify on their own or if they need to find another roommate to meet the qualifications. -
My lease expiration is coming and I want to move out. What should I do?
Please get in touch with us as soon as you are aware of your intention to move out. Refer to your lease for the minimum notice period required before lease renewal. We will issue a non-renewal notice and conclude your lease at its expiration. -
Who is responsible for paying for repairs & maintenance requests?
Any normal maintenance is covered by the owner. Damages beyond the normal wear and tear, or negligence caused by tenants would be the tenant's responsibility.
