Am I required to make my property available to Section 8?
In Virginia, regulations prohibit property owners who possess over 4 properties from refusing Section 8 tenants. -

Each of our real estate agents and property managers holds either a licensed sales agent designation or possesses a Virginia broker's license. -
Can I reach you after hours?

Can you put the money directly into my account?
We provide owners with the convenience of direct deposit for monthly rent payments directly into their accounts. -
Do I get to see the lease or sign it?
Before signing, owners are given a chance to review the management agreement through our platform. For the actual lease between tenants, we will sign on your behalf. -
Do you sell real estate as well?
Yes, we have dedicated sales agents that can assist you with all of your real estate needs. -
How is rent collection handled?
We'll manage rent collection from tenants through various channels, including checks or direct transfers. -
How long of a lease do you sign?
We generally provide one-year leases, although exceptions may arise in certain circumstances. -
How much security deposit do you charge the tenant?
The security deposit amount is contingent upon the tenants' application and provided information. Factors such as a pet deposit, credit score, and employment history influence the determination of the security deposit. We adhere to regulations, ensuring that the security deposit does not exceed twice the monthly rent. -
How soon can you start managing my property?
We prioritize efficiency and aim to begin managing your property promptly. The exact timeline depends on various factors such as the current state of the property, any necessary preparations needed for management, and the signing of the management agreement. Once we assess these aspects, we can provide you with a clear timeframe for when we can commence managing your property effectively. -
What type of properties do you manage?
We specialize in managing a wide range of property types, encompassing residential properties, multi-family units, student housing, and among others. -
What type of reports do I get and how often?
Owners will have access to the owners' portal, where they can conveniently view inspection reports, monthly statements, and annual 1099 forms, and more. -
Who holds the tenant security deposit?
We securely retain the tenant's security deposit in our escrow account, ensuring that these funds are reserved and not utilized.
